With the scenic setting of the Aravali hills as a backdrop, Gurgaon-Pataudi Road is set to emerge as an axis of residential, industrial, and commercial development.
Once upon a time, Pataudi was the seat of a princely state, which was ruled by the nawabs of Pataudi. With the rising demand in housing today,Pataudi (Gurgaon-Pataudi Road) has turned into an urban cluster teeming with real estate development and industrial set-ups.
Today, a few developers are even using the name of the Pataudi family for branding their realty projects, considering that the family has some well-known cricketing and film icons like the late Mansoor Ali Khan Pataudi, his wife and cine star Sharmila Tagore, and their son and cine star Saif Ali Khan.
The main Gurgaon-Pataudi Road is developing as an ideal residential destination at a stone's throw from the main city. With the scenic setting of the Aravali hills as a backdrop, Gurgaon-Pataudi Road is set to emerge as an axis of residential, industrial, and commercial development.
Why Gurgaon Pataudi Road
The availability of land parcels for residential and commercial development is one of the main factors driving development in this location.
Gurgaon-Pataudi Road is one of the newest growth corridors in the city of Gurgaon and the developments on this stretch are expected to see a capital appreciation of around 15-20%, depending on individual projects and locations, experts say. The road lies in close proximity to Dwarka-Gurgaon Expressway, Kundli-Manesar-Palwal Expressway, and NH-8. One of the main reasons for the popularity and rapid development of Pataudi Road is its close proximity to Gurgaon-Jaipur Expressway (NH-8).
Today, the belt along the road is witnessing industrial, commercial, and residential development at a good pace. The national and state highways not only provide easy connectivity to other developed parts of Gurgaon, they have also reduced the travel time from Delhi to Gurgaon considerably.
Another advantage that has boosted the development around the road is the presence of the industrial township of Manesar on it. As per the Gurgaon Master Plan 2031, SEZs, residential units, and commercial infrastructure by private companies and the government have been proposed for the area.
This has raised land rates along the area making it one of the most sought after destinations for investment among developers and end users.
As per the draft Manesar Master Plan 2025, a large amount of land has been allotted in the new sectors along Gurgaon-Pataudi Road for real estate development.
Under this plan a 90-metre-wide road will be constructed between Vasant Kunj in Delhi to Mehrauli Road in Gurgaon and a 90-metre-wide road will link Andheria More to Gurgaon-Faridabad Road in Gurgaon through Mandi and Gual Pahari.
Apart from this, a 150-metre-wide road connecting Dwarka to Gurgaon at NH-8 near the toll plaza has also been proposed in the plan, which will benefit the areas near Pataudi Road by giving them excellent connectivity to the national capital and the other parts of the NCR.
Real estate development: With assured connectivity with the rest of the NCR, Gurgaon-Pataudi Road is the latest realty hub, still affordable, but expected to see appreciation in realty values in the near future.
In the last two-three years, infrastructural developments along Gurgaon-Pataudi Road have increased to a large extent with investors and end users showing keen interest in this area.
Some of the major developers here are Ramprastha Group, Orris Infrastructures, Raheja Developers, BPTP, SARE Group, Tulip Infratech, ILD, South Asian Real Estate (SARE) Group, Adani Logistics Ltd, Sidhartha Group, DRS Logistic, Indo Arya, etc.
Raheja Developers has launched two projects, Raheja Navodaya and Raheja Sampada, in Sector 92. Raheja Navodaya offer 1-, 2-, 3-, and 4BHK apartments in the size range of 1,100-3,100 sq ft, while Raheja Sampada offers 3- and 4BHK, penthouse, and presidential suites in the size of 1,850 sq ft, 1,870 sq ft, 2,072 sq ft, and 2,300 sq ft. Both projects are close to forthcoming KMP and IMT Manesar.
Navin Raheja, CMD of Raheja Developers, says: "There is a large influx of well-paid professionals into Gurgaon every year, which translates into strong demand for housing in peripheral areas. Clearly, the walk-to-work concept is in. In several high-end complexes, the corporates have bought apartments in bulk to house their senior executives. The demand also comes from people who want a second home, either for spending their weekends, or for renting out. The NRIs also account for a large portion of the demand."
Ramprastha Group has an integrated township project, Ramprastha City, spread across Sectors 92, 93, and 95, consisting of the AWHO project; another project, Ramprastha City, is 450 acres in Sector 37D consisting of The Edge Towers, The View, Atrium, SKYZ, Rise, and the recently-launched Primera. The group will deliver three projects this year; it is also set to launch premium floors, The Ark, this year.
Designed by Sikka Associates, The Ark has a minimalistic look and is strewn with a series of low-rise buildings with only two apartments on each floor; The Ark is a perfect retreat for those who enjoy tranquility and openness, a spokesman of the group said. The Ark has a fully-equipped clubhouse, a state-of-the-art gymnasium, and a rooftop restaurant.
Nikhil Jain, CEO of Ramprastha Group, says: "In 2014, we will deliver close to 2,000 residential units to our customers in three projects-The Edge Towers, The View, and Atrium. These apartments are being delivered on promised specification plus some additional modern features like FTTH and UPVC doors and windows."
After selling more than 3,500 apartments, SARE Homes is developing Crescent ParC and Green ParC. Green ParC II and Royal Greens are in its 65 acre integrated township in Sector 92 and offer 2-, 3-, and 4BHK apartments with facilities like theme gardens, jogging parks, water bodies, an amphitheatre, a toddlers' park, etc.
David Walker, executive director of SARE Homes, says: "The developing sectors along Gurgaon-Pataudi Road lie on the growth corridor of Gurgaon-an arterial 60-metre-wide road-which is a 20 minute-drive to the IGI airport. From outstanding roads to well-developed infrastructure and a sough-after neighbourhood, every little thing here makes it a great residential destination. The project is close to NH-8 and the 150-metre-wide Dwarka-Gurgaon Expressway, which connect residents to Delhi and the NCR areas. A Metro line and Inter State Bus Terminus (ISBT) have also been planned in proximity of this project, which add to the connectivity of the area."
Orris Infrastructure has launched Orris Aster Court in Sector 85 along Gurgaon-Pataudi Road. Aster Court is a conveniently located modern group-housing project over 26 acres. The project offers 2-, 3-, and 4BHK apartments with various modern amenities. Orris Carnation Residency, another group-housing project of this group over 26 acres, is strategically located in Sector 85 in New Gurgaon, around 1km from NH-8.
Vijay Gupta, CMD of Orris Infrastructure, says: "Some of the USPs of this area are its proximity to the airport and the forthcoming educational, hospitality, and infrastructural developments. After a boom in residential projects, the area is set to emerge as the next axis of industrial and commercial development. The availability of land parcels for residential and commercial development is one of the main factors driving development in this location."
NBCC has launched a group-housing residential project, NBCC Heights, in this area. The project will have a multistoreyed residential complex consisting of 10 blocks with basement, stilt plus 12 storeys, a shopping complex, EWS (economically weaker section) homes, a community centre, swimming pool, etc.
Ninaniya Estates Limited (NEL) has come up with Prism Portico, a residential project in Sector 89, Gurgaon. Tulip Infratech Pvt Ltd is developing Tulip Ace in Sector 89. The project offers 3-, 4-, and 5BHK apartments in the size range of 2,200-4,031 sq ft.
Greenopolis is a joint venture between Orris Group and 3C Company; the integrated group-housing project is over 47 acres in Sector 89.
Based on green-living concept, the project has been primed to offer a host of green benefits like maximum natural daylight to cut down electricity bills, heat-reflective glass to control glare, a host of water-conservation techniques, heat reduction through insulated roofs and external solar lighting in landscaped areas for optimum use of energy, a spokesman of the project said. BPTP Group has launched a new residential project in Sector 37D Gurgaon. The project offers 2BHK units with world-class amenities like shopping malls, swimming pool, a clubhouse, etc.

Improving CONNECTIVITY
The new Gurgaon-Manesar Master Plan 2021-25 has allocated new land for development, opening up huge possibilities for the realty sector, mainly in the new sectors along Gurgaon-Pataudi Road, which would help the area emerge as a growth corridor in the near future.
A draft development plan for Pataudi town is also being prepared. According to the plan, Gurgaon-Pataudi Road is proposed to be widened to 135 metres; sectors roads too would be widened to at leat 60 metres.
The KMP Expressway was the driving force behind the rise of Gurgaon-Pataudi Road as a potential destination for investment as well as a catalyst for projects like Special Economic Zones (SEZs) by Reliance and Raheja Groups.
With the advent of these commercial projects, a number of projects in the residential segment have also been launched. Gurgaon-Dwarka Expressway is expected to emerge as a lifeline to Pataudi Road, as it provides a direct link to the IGI airport and will enable a drastic reduction in travel time between Delhi and Gurgaon. With traffic congestions mounting on NH-8 and MG Road, Dwarka Expressway will become the preferred route to Gurgaon.
